When a customer becomes past due and remains that way for a consecutive period of 90 days, we sell their unit at a public auction, in accordance with the Self-Storage Lien Act.

A few things to remember...

  • All units auctioned are done so pursuant to [48-11-1 to 48-11-19 NMSA 1978] or the "Self-Service Storage Lien Act.
  • The lien attaches as of the date the occupant goes into default and continues as long as the [storage] owner retains possession of the personal property and until the default is corrected, sale conducted, or property is otherwise disposed of to satisfy the lien.
  • Important dates to remember:
  • After being in default for 5 days, your access to the unit will be denied.
  • After being in default for 30 days continuously, we will open the unit and take a visual inventory of the items inside the unit along with photos of the units contents and send you the "Notice of Intent to Enforce a Lien" by certified mail at your last known address we have on file.
  • No action to sell the property as provided in the Self-Service Storage Lien Act shall be taken until the occupant has been in default continuously for a period of ninety days.

Winner, Winner, Winner!

So what happens after you win a unit at the online auction?

Once the auction is over and you have won, you will be charged immediately a 10% of the purchase price deposit as well as your buyer premium fee by Storage Treasures.

Then you will be provided an Invoice showing the balance due at the storage facility in cash to claim the unit.  We do charge a $100.00 cleaning deposit for all units auctioned that is refundable provided the unit has had all items removed from the property and the unit is broom swept within the 72 hour clean out period.  If anything is left behind, trash put in our dumpster or the unit not broom swept, the cleaning deposit is forfeited, NO EXCEPTIONS!
